What Drives the Cost of a Roof in Port Alberni?
Port Alberni Roofing builds every re-roof price around the actual job, not a chart of averages. We weigh roof size, pitch, how many layers of old shingle are coming off, and how hard the roof is to reach. On a tear-off you may also owe disposal fees at the Alberni Valley Sort'nGo Centre, plus a $100 permit fee if your job needs one, whether it sits inside Port Alberni or out in the Alberni-Clayoquot Regional District. You get the real number after we've walked your roof.

The factors below set the price on almost every re-roof we quote in the Alberni Valley.
A roof's cost drivers are the size, pitch, material choice, and number of old shingle layers that come off before the new roof goes on.
For what a full tear-off and replacement actually involves, see asphalt shingle re-roofing.
What actually drives the price of a re-roof
Roof size and pitch set the base of any quote, since a steep roof takes longer and needs more safety setup than a low, walkable one. Material choice matters too — asphalt shingles, metal, and flat-roof membrane all price differently. Tear-off adds cost fast once a roof already carries two or three layers of old shingles, and tight access, multiple valleys, or tall walls add labour on top of that.
Disposal fees at the Sort'nGo Centre
Old roofing material gets hauled to the Alberni Valley Sort'nGo Centre and charged by weight as general construction and demolition waste. A larger tear-off with more layers weighs more and costs more to dispose of, which we account for in your written price rather than guessing at it up front.
| Waste type | Rate | Minimum charge |
|---|---|---|
| Construction and demolition waste | $185.00 per tonne | $15 minimum |
| Gypsum | $260.00 per tonne | $10 minimum |
| Solid waste (loads 83 kg or greater) | $150.00 per tonne | $15 minimum |
| Recyclable, controlled, organic, or unsecured loads | Double the standard fee | — |
Permit fees, if your job needs one
Whether a re-roof needs a permit isn't something we can answer from public guidance alone — the roofing permits guide covers that in full. If your job does need one, the City of Port Alberni and the Alberni-Clayoquot Regional District both charge a flat application fee.
| Jurisdiction | Application fee |
|---|---|
| City of Port Alberni | $100 |
| Alberni-Clayoquot Regional District (rural electoral-area property) | $100 |
These are the Sort'nGo Centre's general construction and demolition rates, not a per-roof estimate — tonnage varies by roof size and layers. Permit fees apply only once you know a permit is required; see the roofing permits guide for whether one applies to your job.
