Do You Need a Permit for a Roof in Port Alberni?
Port Alberni Roofing helps Alberni Valley homeowners work out which roofing permits actually apply. The City of Port Alberni charges $100 for a building permit application, and the Alberni-Clayoquot Regional District charges the same $100 fee for rural property in Sproat Lake, Beaver Creek and Cherry Creek. What needs a permit in the City of Port Alberni?
The City lists work to "construct, repair or alter a building or structure" among the projects that need a permit. The City also states that building permits are not required for minor repairs or alterations to non-structural components of a building. These rules sit in Building Bylaw No. 5077, Zoning Bylaw No. 5105 and Development Procedures Bylaw No. 5076.
Does a re-roof need a City permit?
The City's published permit guidance doesn't mention roofing, re-roofing or roof repair, in either direction. We can't answer whether your particular job needs a City permit from that guidance alone. Confirm with the City's Building Inspector before you start work.
The City's $100 permit application fee
The City of Port Alberni's standard building permit application fee is $100. That fee applies once a permit is confirmed as required — it isn't a sign on its own that your roofing job needs one.
Roofing repairs and replacements in the ACRD
The Alberni-Clayoquot Regional District exempts "roofing repairs or replacements (providing that no structural changes are made)" from needing a regional district building permit. That exemption covers rural property in the ACRD's electoral areas — Sproat Lake, Beaver Creek and Cherry Creek — and it does not extend inside the City of Port Alberni.

When a rural ACRD property does need a building permit for other work, the regional district's application fee is $100. The ACRD issues building permits for rural property across its electoral areas.
